The Resort and Residence's Vision
It is because of Chiang Mai is considered as a second largest city of Thailand, the 2nd city of Asia and the 5th of the world where people desire to live, the project is established to provide the natural atmosphere residence for both local people and outsiders. Chiang Mai is surrounded by hills, mountains with many waterfalls and important tourist spots where many people both local and outsiders prefer to stay. Moreover, with the average temperature 25 – 30 degree C for a whole year which is considered as an exotic weather, Chiang Mai even become an attractive place to live. Therefore, the Resort and Residence is one of the great choices for your own place to live or your own business.
Location
The Resort and Residence is located on a hill outside the city of Chiang Mai. You can enjoy the beauty of nature from every spots of the Resort and Residence, particularly the panorama view of green hill, forest and waterfalls will be able to see in many area of the project. The Resort and Residence is only 5 minutes drive to Prem International School (www.premcenter.in.th) and a Golf club and only 10 minutes drive to local market, banks, post office, and hospitals. From Chiang Mai International Airport to the project, it will take around 25-30 minutes driving.
Design and Construction
Every unit of the Resort and Residence are properly plan in order to explore the residence to the beauty of nature of Chiang Mai with hills, mountain, forest and waterfalls by the experienced architects.
Design: Both interior and exterior design is managed by BY HOUSE Co., Ltd. including the decision of the used of high quality and standard materials. (A Grade)
Construction: Every step of the construction is controlled by ACSIGN ENGINEERING Co., Ltd. In association with BY HOUSE Co., Ltd.

Facility within the Resort and Residence
Besides providing the out door balcony in every unit, private swimming pool and wide garden around the house, the Resort and Residence also offers the residence a huge club house with unique designed swimming pool, fitness and spa, convenience stores and WIFI zone. Importantly, the tight security will be take care by well selected security guards around the clock.
Time of Construction
The Resort and Residence is now set up the basic facility like electricity, water and roads which around 70 percent from the goal.
Each Unit of the project will take time differently which depend on the size of the unit itself and any special design. However, all of the units will be finished according to what is mentioned in the contracts between the project and customers.
Security
Even though, Chiang Mai is one of the peaceful cities in Thailand, the Resort and Residence still organized a high quality security team to take care the residence around the clock.
Fee
The fee for security will be calculated with the area of the houses/units and the size of the lands. Averagely, it will be around 6,000 USD per year.
Price
The price of the Resort and Residence is divided into 2 parts which are the price of land and the price of the house/unit itself.
Price of land: starting from 315 to 1,093 USD per square yard (also depend on the level of that particular area of the hill)
Price of house construction: starting from 157,000 to 1,875,000 USD
The above prices are just a brief idea of the price and cost of house and estate cost in Thailand and Chiang Mai in particular which is increasing every year averagely 160 USD per square feet. The prices are reasonable with the capital and profits after calculation.

Payment
The payment is also divided into 2 parts which are also lands and housing/units construction.
Land: the fee for first reservation is 100,000 THB (approximately 3,125 USD) at the reserved day.
Required to pay 30 percent of the land price on the contract making day
Required to pay 70 percent of the land price on the demising day (this payment will be subtracted by 100,000 THB which is paid on the reserved day)
House/unit Construction: 200,000 THB for first day deposit (approximately 5,500 USD)
Required to pay 30 percent of the first day deposit (within two weeks)
Required to pay 20 percent of basic construction cost (within two months)
Required to pay 20 percent of Roof construction cost (within five months)
Required to pay 20 percent of the whole cost of construction-nearly finish (within 10 months)
Required to pay 10 percent of the whole cost of construction-final check (within 11 months)
